YOU ARE NOTIFIED:
1. Default has occurred in the Con tract for Deed (“Contract”) dated April 21,2015, and recorded on May 13, 2015, as Document Number A000182905 in the Office of the County Recorder of Lake County, Minnesota, in which Donald D. Falk and Leatrice C. Falk, as Trustees of the Donald D. Falk Trust dated August 27, 1992, as Seller, sold to Mark D. Falk, as Purchaser, the real property in Lake County, Minnesota, described as follows:
Northeast Quarter of the Northeast Quarter of the Northwest Quarter, Section 20, Township 52, Range 11 West of the Fourth Principal Meridian, Lake County, Minnesota;
together with a non-exclusive perpetual easement, which is hereby granted, for ingress to and egress from the Property, over the existing road crossing the Northwest Quarter of the Northeast Quarter of the Northwest Quarter, Section 20, Township 52, Range 11 West of the Fourth Principal Meridian (“Parcel R”) and the Northwest Quarter of the Northwest Quarter, Section 20, Township 52, Range 11 West of the Fourth Principal Meridian (“Parcel MD”).
2. The default is as follows: Mark D. Falk, as purchaser, has failed to make payments pursuant to the terms of the Contract and the addendum and promissory note attached thereto. No payments have been made since April of 2025. The Contract required the en tire remaining principal balance of the Purchase Price be paid by April 1, 2020. Final payment was never made and the outstanding amount as of April 13, 2025, was $260,512.68. That amount is now due.

4. The conditions contained in Minn. Stat. 559.209 have been complied with or are not applicable.
5. THIS NOTICE IS TO INFORM YOU THAT BY THIS NOTICE THE SELLER HAS BEGUN PROCEEDINGS UNDER MINNESOTA STATUTES, SECTION 559.21, TO TERMINATE YOUR CON TRACT FOR THE PURCHASE OF YOUR PROPERTY FOR THE REASONS SPEC IFIED IN THIS NOTICE. THE CONTRACT WILL TERMINATE 90 DAYS AFTER THE FIRST DATE OF PUB LICATION OF THIS NOTICE UNLESS BEFORE THEN:
(a.) THE PERSON AUTHORIZED IN THIS NOTICE TO RECEIVE PAY MENTS RECEIVES FROM YOU:
(1.) THE AMOUNT THIS NO TICE SAYS YOU OWE; PLUS
(2.) THE COSTS OF SERVICE (TO BE SENT TO YOU); PLUS
(3.) $500.00 TO APPLY TO AT TORNEYS’ FEES ACTUALLY EX PENDED OR INCURRED; PLUS
(4.) FOR CONTRACTS EX ECUTED ON OR AFTER MAY 1, 1980, ANY ADDITIONAL PAY MENTS BECOMING DUE UNDER THE CONTRACT TO THE SELL ER AFTER THIS NOTICE WAS SERVED ON YOU; PLUS
(5.) FOR CONTRACTS, OTHER THAN EARNEST MON EY CONTRACTS, PURCHASE AGREEMENTS, AND EXER CISED OPTIONS, EXECUTED ON OR AFTER AUGUST 1, 1985, $5,210.25 (WHICH IS TWO PER CENT OF THE AMOUNT IN DE FAULT AT THE TIME OF SERVICE OTHER THAN THE FINAL BAL LOON PAYMENT, ANY TAXES, ASSESSMENTS, MORTGAGES, OR PRIOR CONTRACTS THAT ARE ASSUMED BY YOU); OR
(b.) YOU SECURE FROM A COUNTY OR DISTRICT COURT AN ORDER THAT THE TERMINATION OF THE CONTRACT BE SUSPENDED UNTIL YOUR CLAIMS OR DEFENS ES ARE FINALLY DISPOSED OF BY TRIAL, HEARING OR SETTLEMENT. YOUR ACTION MUST SPECIFI CALLY STATE THOSE FACTS AND GROUNDS THAT DEMONSTRATE YOUR CLAIMS OR DEFENSES.
IF YOU DO NOT DO ONE OR THE OTHER OF THE ABOVE THINGS WITHIN THE TIME PERIOD SPECI FIED IN THIS NOTICE, YOUR CON TRACT WILL TERMINATE AT THE END OF THE PERIOD AND YOU WILL LOSE ALL THE MONEY YOU HAVE PAID ON THE CONTRACT; YOU WILL LOSE YOUR RIGHT TO POSSESSION OF THE PROPERTY; YOU MAY LOSE YOUR RIGHT TO ASSERT ANY CLAIMS OR DEFENS ES THAT YOU MIGHT HAVE; AND YOU WILL BE EVICTED.
